Abandoned Home - Unbelievable Whole House Remodel

It is finally time to call this project completed. it has been a long 12 month process. Working with the occasional helper, this ugly duckling has been turned into a beautiful home.

For those who don't know the backstory, I'll tell it here. This home was abandoned by the owner in 2010 and the taxes had been left unpaid for many years. Tax certificates were purchased by a corporate entity and during the tax sale in 2014, the property received no bids. The property was then awarded to the certificate holder who refused to accept it, opting instead to take a loss on the whole deal.

The property reverted ownership to the county government in 2017 after tax certificates failed to be purchased for unpaid back taxes. The property sat on the unclaimed property list for 12 months and was subsequently listed as surplus property by the county government in early 2019.

When I found the property for sale on the surplus property list, I put pencil to paper, and decided that I could make this project work if everything would work in my favor. My goal is total cost divided by expected rent cannot exceed 48. Initial expectations were purchase price of $5200 + $30000 in renovations and $850 rent. This gave me a gross ROI at 41.4 months. I decided to purchase the property.

Total cost breakdown is in the final credits of the video. Total all in cost was $29,240 and estimated market value is $77,000 on the low end and $82,000 on the high end. Fair Market Rent is $1151, significantly higher than the target of $850. Gross ROI on this project is 25.4 months! To quote my old friends Ted Theodore Logan and Bill S Preston Esq., that is "Excellent!"

Please leave a comment below and any questions you might have. I am always ready to answer questions and I really enjoy the feedback. It helps me improve.

#WholeHouseRenovation #ExtremeRemodeling #AbandonedHouse

*EDIT*
For those of you still reading, I have had many people suggest that I didn't actually do this work that it was somehow staged. I assure you I did the vast majority of it with the exception of the things that I was required to hire an outside contractor by the permitting authority. No, I did not film the outside contractors.

Yes, I did all the framing myself, trim/doors, flooring, ductwork, plumbing, most of the electrical, tile work, cabinets, countertops and painting (oh how I loathe painting).

No, these aren't high end finishes ... you don't put high end finishes in a rental property. You use mid grade and durable finishes. When the tenant moves out, it will have hopefully held up and repairs will be a minimum. If repairs are required, I can be satisfied that the cost will not be terribly high.

Also ... no I will not tell you exactly where I live.

NOTE: We were given special permission to document his home, Police, Owner, and Neighbors watch this home very closely. It is private property and posted with No Trespassing signs.

In todayโ€™s episode we venture down south to an abandoned white marble mansion that to me resembles the White House in Washington DC. Built in 1983 by a man weโ€™re going to call Mr.K. He was originally from Poland and moved to Canada in the 1950s with dreams of actually working in the United States. And he accomplished his dream moving to Alabama and starting up a hotel business that was very successful! In the 1970s he and his wife moved into a home that used to sit where the mansion sits now. They had planned on renovations and adding on to the other house but became an issue because of the extensive work the house needed. So in 1983 they tore down their house to rebuild their dream home. With Mr.K being from Europe and his wife being from Alabama they both had certain styles that they loved. And thatโ€™s how the design of this mansion came about. The mansion features 12,000 square feet of living space, 2 pools with one of them being indoors, well over 30 chandeliers, and a 2000 sqft master bedroom. Not to mention the crazy amount of marble and ornate trim above each entry way. In 2006 Mr.K passed away at the age of 93 and the mansion was sold off. The owner ship of the mansion changed several times until 2008 when the house was winterized and no one ever moved back in. So join us today and letโ€™s see whatโ€™s left

The moment we visited the Chรขteau we all fell in love, from the beautiful sweeping landscape and forests, to its stunning untouched interiors and magnificent spiral staircase in the turret.

Unfortunately Chรขteau De Lalacelle has been abandoned for a number of decades so will need a lot of restoration and DIY.

Today on AD we visit Goshen in Upstate New York to tour a Victorian home from 1892 with a ton of potential, but needing lots of work. Contractor Nick Schiffer from NS Builders goes room by room laying out the possibilities within the walls while acknowledging how daunting the road to this former gemโ€™s restoration will be. When you see itโ€™s listed at just under $300,000, though - and similar sized homes in the area fetch double that amount - this massive renovation becomes one seriously worth considering.

April 15th, 2021. 20-year-old Brianna Rattliff ends her shift at the local fastfood chain. It was a hard day of work for Brianna. Because It wasnโ€™t her only job she had to attend that day. Her primary job was at a local beauty salon, leveraging the skills she learned in the cosmetology program at the Coshocton County Career Center, and her second job was at Hardees. Neither of those jobs really fulfilled, but it was paying the bills. Her true dream was to become an digital artist and work in animation. But the pandemic hit her family hard forcing her to drop it all and support the family. Briannaโ€™s mother, who also worked two jobs and typically came home very late, managed to arrive home a bit earlier that day to prepare Briannaโ€™s favorite apple pie.

But little did anyone know, Brianna wouldnโ€™t come back home that night. Briannaโ€™s disappearance would turn out to be the biggest case in the history of Coshocton County. A case that left this small Ohio town traumatized till this very day.

Today we take a look at the abandoned home of Mike and his wife Stella. They met and started dating while in high school together and later married to start a family, but while Stella stayed home to take care of the children Mike was enlisted in the army and fighting for our country, after a few years he was able to return home to his family because he suffered a serious injury that caused him to not be able to work. So when he came home he took care of the children while Stella went to work. Many years go by and the children moved away to have their own lives and Stella ended up passing away to natural causes in the late 1990s. Mike lived alone in the house for about 5 more years before his health rapidly declined causing him to pass away in his sleep. The home has sat abandoned ever since with everything still inside. So join me today and letโ€™s see whatโ€™s left.

In the heart of a quaint, forgotten neighborhood stood this small, weathered house. Inside, memories danced in every corner, whispered in every creak of the floorboards. This was the home of Edith and her beloved husband, Arthur. For decades, they built a life within these walls, filling it with love, laughter, and cherished moments.
Edith was the epitome of grace and warmth, her gentle smile like a beacon of light in the darkest of times. Arthur, her devoted companion, stood by her side through every joy and sorrow, and their love a testament to the enduring power of partnership.

As the years passed, time took its toll, leaving its mark on the once vibrant couple. Arthur's laughter grew softer, his steps slower, while Edith's hands trembled with age. Yet, their bond remained unbreakable, a love that weathered every storm.
Then, one fateful day, Edith's gentle spirit departed from this world, leaving Arthur behind, grieving and alone. With her passing, the house seemed to lose its soul, the rooms echoing with the emptiness of her absence.

Putting pieces of the Puzzle together the best I could, I believe that Arthur found himself adrift in a sea of memories, each one a bittersweet reminder of the life they had shared. He wandered through the rooms, tracing his fingers over photographs frozen in time, each a cherished relic of their love story.
But as Arthur mourned the loss of his beloved Edith, the world outside their home marched on, indifferent to his grief. The city, and it's bureaucracy placed a condemnation notice on their door,
And so, the house stood abandoned, a silent witness to the love that once filled its walls. The photographs faded the mementos gathering dust as if even the memories themselves were slowly slipping away.
But to me, it's still a mystery why they didn't want any of Edith's belongings. Perhaps it was the weight of sorrow that hung heavy in the air, too painful to comprehend. Or maybe it was the fear of confronting their own mortality, a reminder that love, no matter how deep, could still be lost to time.
But amidst the desolation, there was a beauty to be found, a reminder that even in the darkest of times, love endures. For Edith and Arthur, their legacy lived on in the hearts of those who knew them, a testament to the power of a love that transcends even death itself. And though their house may have stood empty, their spirits lingered on, forever intertwined in the tapestry of memories they had woven together.

-----------
STORY
Atop a hill in France, we stumbled upon an unusual house that looked like something out of a witch's storybook.
Upon further investigation, we discovered that this house once belonged to the Sers family from France. It was constructed in the early 1900s by Mr. Sers as a residence for his wife and five children. After his passing, his daughter Bernadette transformed it into her creative retreat where she painted all of her masterpieces.
A few times each year, Bernadette traveled from Paris to this hidden house in the middle of nowhere to focus on her artistic pursuits. As the years went by, she gained a reputation as a renowned artist, her paintings were displayed in galleries all over France.
The house is overflowing with the artworks she created throughout her lifetime. Each room, each corner, holds a new chapter of her life story, told through her creations.
It's clear that she didn't come here alone; there are remnants of her husband and children scattered about. The reason for their absence and refusal to claim their belongings remains a mystery to us.
Sadly, Bernadette left this world at the young age of 71.
Join us on this journey as we bid farewell to this incredible woman and her enchanting witch house.
