Nearly 20 years ago, police and the fire department were called to this house and when they arrived they found a garage engulfed in flames. After the fire was extenguished authorities found human remains that were later determined to be the last owner of this home.

A homicide investigation was launched but to this day, the crime still remains unsolved. And the house has sat abandoned and decaying since then.

Built-in 2003, this marvelous estate boasts a 55-foot backyard pool, with a 75-foot tall waterfall spanning down the whole backyard,, not including the 10,000 square feet of living space the mansion holds inside. Mary Blige rented the property for a whopping price of $30,000 a month for various years and filmed various music videos inside such as ‘Last Night,’ featuring Diddy and Keyshia Cole. However after problems between Mary and her at the time husband Kendu Isaacs, the property was vacated, with no luck finding new tenants. However, this luxurious haven took a dramatic turn in recent years, becoming the backdrop for a different kind of film production – adult films. As we explored the property, we came across a stunning discovery; a pristine DeLorean hidden in a small secluded garage in the neighboring woods. Once a star in those films, this iconic car now gathers dust but remains untouched by vandals. Now, the home and property sits abandoned and has started to fall apart more and more by the day. April 15th, 2021. 20-year-old Brianna Rattliff ends her shift at the local fastfood chain. It was a hard day of work for Brianna. Because It wasn’t her only job she had to attend that day. Her primary job was at a local beauty salon, leveraging the skills she learned in the cosmetology program at the Coshocton County Career Center, and her second job was at Hardees. Neither of those jobs really fulfilled, but it was paying the bills. Her true dream was to become an digital artist and work in animation. But the pandemic hit her family hard forcing her to drop it all and support the family. Brianna’s mother, who also worked two jobs and typically came home very late, managed to arrive home a bit earlier that day to prepare Brianna’s favorite apple pie.

But little did anyone know, Brianna wouldn’t come back home that night. Brianna’s disappearance would turn out to be the biggest case in the history of Coshocton County. A case that left this small Ohio town traumatized till this very day.

Abandoned Home - Unbelievable Whole House Remodel

It is finally time to call this project completed. it has been a long 12 month process. Working with the occasional helper, this ugly duckling has been turned into a beautiful home.

For those who don't know the backstory, I'll tell it here. This home was abandoned by the owner in 2010 and the taxes had been left unpaid for many years. Tax certificates were purchased by a corporate entity and during the tax sale in 2014, the property received no bids. The property was then awarded to the certificate holder who refused to accept it, opting instead to take a loss on the whole deal.

The property reverted ownership to the county government in 2017 after tax certificates failed to be purchased for unpaid back taxes. The property sat on the unclaimed property list for 12 months and was subsequently listed as surplus property by the county government in early 2019.

When I found the property for sale on the surplus property list, I put pencil to paper, and decided that I could make this project work if everything would work in my favor. My goal is total cost divided by expected rent cannot exceed 48. Initial expectations were purchase price of $5200 + $30000 in renovations and $850 rent. This gave me a gross ROI at 41.4 months. I decided to purchase the property.

Total cost breakdown is in the final credits of the video. Total all in cost was $29,240 and estimated market value is $77,000 on the low end and $82,000 on the high end. Fair Market Rent is $1151, significantly higher than the target of $850. Gross ROI on this project is 25.4 months! To quote my old friends Ted Theodore Logan and Bill S Preston Esq., that is "Excellent!"

For those of you still reading, I have had many people suggest that I didn't actually do this work that it was somehow staged. I assure you I did the vast majority of it with the exception of the things that I was required to hire an outside contractor by the permitting authority. No, I did not film the outside contractors.

Yes, I did all the framing myself, trim/doors, flooring, ductwork, plumbing, most of the electrical, tile work, cabinets, countertops and painting (oh how I loathe painting).

No, these aren't high end finishes ... you don't put high end finishes in a rental property. You use mid grade and durable finishes. When the tenant moves out, it will have hopefully held up and repairs will be a minimum. If repairs are required, I can be satisfied that the cost will not be terribly high.

Also ... no I will not tell you exactly where I live.

This is going to be the final video on cold cases that were solved in 2021. The first case is of Kara Enid Vaugha, who went missing in 1993. In 2021, it was finally discovered what had happened to her. The second case is of Angela Mack Cox, she disappeared under mysterious circumstances in the summer of 2002. After almost 20 years, her solved case is raising more questions than answers. The third case is of Barbara Tucker from June of 1980. The fourth case is of Krista Leuth, who went missing in 2008.
